Bribie Island plumbing, sand, salt and canals
Bribie is a sand island. The suburbs sit on low dunes, the water table is high, and the whole place is surrounded by salt water: Pumicestone Passage on the calm side at Bongaree and Bellara, the surf at Woorim, and the canal estates at Banksia Beach. Sand shifts under drains, salt air corrodes anything metal outside, and stormwater has to be piped away because the ground is already wet.
The housing runs from the older brick and fibro homes of Bongaree and Bellara, built for the retirees who settled the island from the 1960s onward, to the newer canal-front houses at Banksia Beach. Older homes still carry original pipework and electric tanks; the newer ones have gas or heat pump units and modern drains.

Salt air and age together. A tank leaking from the base is replaced, and units in exposed positions get a shorter life.

Do you come out to Bribie Island?
Yes. Bongaree, Bellara, Banksia Beach and Woorim are all part of our run, about 25 kilometres from our Caboolture office over the bridge.
Why do hot water systems fail faster on Bribie?
Salt air corrodes the tank, the relief valve and the fittings, and a spent sacrificial anode lets the tank rust from inside. Keeping the anode fresh helps; an exposed outdoor position does not.
Can you fix drains on a canal block?
Yes. Drains on sand with a high water table are inspected with the camera before anything is dug, and relining is often the answer for opened joints.
